Property Profile
Villino Palmieri is spread over three floors for a total of about 600 square meters, partially restored in accordance with the directions of the Institute for Cultural Heritage. The house has a large fenced garden with mature lime-trees . Two entrances allow access to the building from Via Palmieri.
The building dates from 1500, expansions and numerous restructuring has made it as it is today. In 1944 the building was placed under the protection of the Institute for Cultural Heritage and enjoys some tax benefits being recognized as a house of historical interest.
Situated in ancient Borgo Riola Vecchia. The panoramic view allows, on the side of the garden, a wide view over the valley at the foot of the Sasso di Vigo and a beautiful view of the Rocchetta Mattei. The thick stone walls provide a comfortable temperature inside the house during the summer months and the large rooms, typical of period houses provide great living spaces.
The Ground Floor
The rooms on the ground floor, with the exception of one room, still have the original finishing and no restoration work was carried out. There are two rooms used as a basement or utility room, one with beaten ground floors and outdoor access, the remaining spaces with floors of different materials: wood or terracotta tiles. On this floor there is a large working fireplace and also has an oven in good condition, two environments allow you to access the garden and in one room on the east side of the building the well in the basement can be accessed by a trapdoor in the floor.
First Floor
Some rooms on the first floor have been painted and re-plastered, in some environments radiators were installed and many of the original floors have been retained, all the restored walls have been insulated with specific materials for thermal and acoustic insulation. The bathroom, although it has been completely rebuilt, maintained the original bath appropriately restored. While the doors are original ones, most of the fixtures (about 50%) were replaced with wooden windows and double glazing. The rooms that are not renovated are still viable and exhibit the unique characteristics of ancient manor houses, such as a 'buiolo' (a niche in the bearing wall on the south side) or the large terrace on the east side of the building.
Roof and Attic (Mansarda)
The roof has been completely rebuilt, particular attention was paid to maintain, where possible, original materials. Above the wooden planking was placed a layer of thermal insulation environments, the entire mansarda portion has been plastered and painted, and all floors were rebuilt in wood, the fixtures are been replaced with new creations in wood and double glazing according to the latest energy saving and insulation parameters.
The Garden
It can be accessed from the ground floor and the outer gate , surrounded by a metal fence recently made develops on the south side of the building. Some old lime trees provide a good shade. There is a small building used as a tool room, the flat area near the building creates a comfortable space that could be used as a parking space with access from the gate that has been designated as a driveway.
